PROCEDURE AND DOCUMENTS REQUIRED FOR ALLOTMENT

  1. Online Application for allotment of Industrial Plots at TMTP has to be submitted to KUM by visiting https://kum.karnataka.gov.in.

    SL.No. NAME OF THE COMMITTEE ACTION BY THE COMMITTEE
    1 State Level Single Window Clearance Committee (SLSWCC) To Examine and consider the proposals up to Rs.500 Crores.
    2 State High Level Clearance Committee (SHLCC) To Examine and consider the proposal above Rs.500 Crores.
  2. On approval of project by the competent committee the Applicant needs to submit the following documents to KIADB along with an initial deposit of 30% of the land.

    DOCUMENTS REQUIRED

    • Filing online application for Land allotment with KIADB (TMTP) by applicants for setting up of industries.
      • Letter/GO at project clearance from SLSWCL/SHLCC.
      • Brief project report/profiles.
      • Land utilization sketch and IT Returns.
      • Partnership deed.
      • Copy of Memorandum of Association & Articles of Association.
      • License of central Government/registrations/letter of internal report.
    • Allotment of Land by KIADB
      • After approval by SLSWCC/SHLCC and on filing of online application at KIADB along with the above documents, 30% of Initial Deposit to be paid, land will be allotted on 10 years lease basis.
      • After payment of 100% tentative cost of land, confirmation letter of allotment and possession of certificate of the plot will be issued.
      • Lease Agreement to be executed within 30 days from the date of receipt of possession certificate.
      • Allottee is required to complete the project and commence production with 36/60 months from the date of Possession Certificate.

TIME LINES TO BE FOLLOWED AFTER LAND ALLOTMENT

SL. NO. ON CLEARANCE OF THE PROJECT BY SLSWCC TIME FRAME
1 Along with the application with relevant documents 30% initial deposit on Tentative land cost to be paid to KIADB 30 days from date of communication
2 Balance 70% (Land cost) 90 days from the date of allotment letter.
3 Obtaining Possession Certificate. 1 month after confirmation of allotment
4 Execution of Lease cum sale deed Within one month from the date of Possession Certificate
5 Sanction of building plan Within 6 months from date of execution of Lease cum sale deed
6 Completion of construction of the Industrial building, installation of Machinery and commencement of production Within 36/60 months from the date of possession.
